Still need one file before Verify

Reconciliation runs after you load sources below. Start with the model, then comps. Live file types include finished OM PDF and MLS exports.

Finished OM PDF is optional — upload it to cross-check asking price, cap, and units on Verify.

Rent comps — Rent-comp Word doc or paste bedroom rents from HotPads.
Finished OM PDF (optional) — Headline figures from the financial page — cross-checks the model on Verify.

Financial model

Upload M&M pricing model (.xlsm / .xlsx) or a simple headline spreadsheet. Legacy .xls — save as .xlsx first, or paste numbers. Load Monterra corpus file for dev.

Choose .xlsm / .xlsx

Finished OM PDF LIVE

Upload your finished multifamily Offering Memorandum — not CoStar comp cards or portfolio BOV summary tables. We read headline figures from the financial analysis page only.

Reading headline figures from your OM PDF — not full layout or rent roll.

Choose finished OM PDF

Rent comp Word file

Upload the broker's rent-comp scratch `.docx` — URLs, "use rents from…" notes, and bedroom/rent lines. Listing URLs are stored as provenance; we do not fetch Matrix or CoStar links.

Choose rent comp .docx

Property photos

Upload marketing JPGs — we hash the original, read camera metadata (EXIF), and flag photos whose GPS is far from the subject address. Interior shots often have no GPS; that is normal.

I confirm I have rights to use these photos in marketing for this listing (optional). Not a photographer licence agreement — stores rights.broker_confirmed on the upload.

Choose JPG files

Demo pack loads 5 Juno aerial JPGs from the corpus (incl. Juno-37 drone frame) — same ingest path as manual upload. GPS warnings are expected when stand-ins are far from Monterra's address.

CoStar sales comps PDF

Export your sales comps from CoStar as a PDF, then upload here. ListingLab reads address, units, price, and sale date from the cards — not from the CoStar website. Cap and GIM may still need broker entry if missing from the export.

Broker PDF upload only — not portal scraping. Extraction runs when the engine is started with pnpm dev:demo.

Choose CoStar PDF

MLS comp export PDF LIVE

Upload your MLS or CAR full-detail sales comp export — portrait letter pages, not CoStar cards. We read address, units, price, and NOI where present. Cap and GIM are often blank on pending listings; enter those on Verify if needed.

Choose MLS comp PDF

Matrix / LoopNet / other portal PDF

Upload the PDF export from Matrix, LoopNet, or Apartments.com — not a live URL. We try CoStar-format parsing first, then a generic table read. licence: portal export

Choose portal comp PDF

Paste fallback — sales comps · rent roll · rent comps

Tab- or comma-separated. PDF upload above handles CoStar and portal exports; paste fills gaps (cap/GIM, partial reads). Expands automatically when a listing URL is blocked.

URL ingest

Paste a listing link — HotPads and property sites auto-fetch. LoopNet, Apartments.com, Matrix, and CoStar URLs are blocked — upload the PDF export from your portal, or paste comps.
